SO YOU SEE THE EXISTING SOUTH GO FOURTH ROAD, UH, SECTION.
THAT ROAD IS GONNA CONTINUE ON UP AND THEN, UH, TEE INTO, UH, THE BLUES ON THE NORTH PLAN NORTHEAST.
UM, SO THE EXISTING GO FORTH ROAD IN THAT AREA DOES NEED TO BE RENAMED TO CON UH, UH, ALLEVIATE ISSUES WITH 9 1 1 CONFUSION, UH, DOUBLE STREET.
SO THERE ARE ABOUT 75 HOMEOWNERS ON THAT STREET.

UM, SO THAT'S KIND OF THE BIG DRIVER.
UM, THE REST OF IT WOULD BE ACCESS MAINTENANCE ON, ON STREETS THAT WE OWN, UM, THAT ARE IN OUR AREA PURVIEW, UH, SO NOT STATE ROADS.

UM, THAT LONG, UH, DIRECTIONAL BLACK ARROW, THAT IS ACTUALLY A FUTURE GO FORTH ROAD, UM, EXPANSION.

UM, WE'RE STILL WORKING WITH THEM ON KIND OF DETERMINING WHAT THAT FINAL NUMBER WILL BE, BUT THIS WILL BE SOMETHING YOU'LL SEE PROBABLY IN THE NEXT COUPLE OF MONTHS OR SO.
UM, IF EVERYTHING GOES WELL AS, AS FAR AS THE PUT AND DA REVIEW.

UM, THERE'S A LOT OF INFRASTRUCTURE THAT NEEDS TO BE TIED IN.
UM, THERE'S SOME OTHER ISSUES.
SO WE THINK WE CAN KIND OF MANAGE THAT PROJECT BETTER.
UM, WATER SERVICE WAS ORIGINALLY TO BE PROVIDED BY COUNTY LINE BECAUSE OF THE DISTANCE TO THEIR DEVELOPMENT.
WE ARE LOOKING AT A POSSIBILITY OF US SERVING THAT PROPERTY.
UM, SO WE'RE GOING THROUGH THAT REVIEW RIGHT NOW TO, TO LOOK AT OUR WATER SITUATION TO SEE IF, IF THAT'S SOMETHING WE CAN TAKE ON IN A PHASED APPROACH.
UM, THEY ARE LOOKING FOR 763 TOTAL LUS.
THAT'LL BE FOR THE MULTIFAMILY SINGLE FAMILY AND COMMERCIAL.
UM, UH, FINANCING'S GONNA BE A LITTLE BIT DIS, UH, DIFFERENT.

UM, AGAIN, COMMERCIAL, UM, THEY WERE COMMITTING TO 15,000 SQUARE FOOT GROCER.
UM, SINCE THAT'S BEEN A LITTLE BIT UP IN FLUX, WE'VE KIND OF CHANGED THAT TO, THEY'RE GONNA DONATE THREE ACRES TO THE CITY.
THAT GIVES US SOME OPPORTUNITIES TO EITHER, UH, ACTIVATE THAT, THAT AREA WITH A, UH, MUNICIPAL USE, UM, WHETHER IT BE A LIBRARY OR SOME TYPE OF CENTER, UM, OR GIVES US THE OPPORTUNITY TO PARTNER WITH ECONOMIC DEVELOPMENT, GO OUT FOR AN RFP AND ACTUALLY, UH, TRY AND SOLICIT THAT GROCER ON OUR OWN.
UM, BECAUSE ULTIMATELY ANY GROCER THAT COMES IN WOULD PROBABLY WANT TO TALK TO EDC ANYWAYS REGARDING SOME KIND OF ECONOMIC DEVELOPMENT INCENTIVES OR SOME OTHER FORM.
UM, SO WE THINK WE CAN, WE CAN PROBABLY SPEARHEAD THAT, UM, CASH CONTRIBUTION ON THE PILOT.
UM, THEY WERE LOOKING AT PAYMENT, THIS IS 750,000 UP FRONT IS WHAT THEY WERE PROPOSING.
UM, THEY'VE ACTUALLY COME BACK AND SAID THEY'RE GONNA DO IT 3 MILLION UP FRONT, UM, AT A HUNDRED THOUSAND K EACH YEAR ESCALATING.
UM, AND THEN IT'S 3% ANNUALLY IN ADDITION TO THAT, OVER SIX YEAR, 16 THROUGH 30.
SO THIS IS DESIGNED TO KIND OF PAY BACK SOME OF THE MONEY THAT WE WOULD BE LOSING FROM THE TAX DEFERMENTS ON THE LOW INCOME, UH, HOUSING PROPERTY.
SO THAT'S THE KIND OF NUMBERS IN A NUTSHELL.
IT, IT MAY CHANGE A LITTLE BIT.

UM, THEY ALSO WANNA LINK OR ADD A REQUIREMENT FOR AT LEAST 20,000 SQUARE FEET OF COMMERCIAL TO COME IN LINE WITH EACH PHASE OF EACH RESIDENTIAL.
SO, UM, IT'S DOING TO ENSURE THAT, THAT WE DON'T JUST GET A BUNCH OF ROOFTOPS WITH NO COMMERCIAL.
THEY WANNA TRY AND BRING ALL OF THAT ON.
UH, AT THE SAME TIME, UM, ONE OF THE COUNCIL MEMBERS WANTS TO ENSURE THAT THE QUALITY AND RETAIL THAT THEY GET IS NEEDED.

BUT ULTIMATELY IF WE DIDN'T HAVE THE WATER, THEY, THEY DO HAVE AN OPTION B AND THAT'S TO MOVE FORWARD WITH THEIR CURRENT PROVIDER.

SO IT, IT IS SUPPOSED TO BE A KIND OF A PARTNERSHIP, UH, FOR THIS TO DEVELOP THROUGH HERE.
